Ladera Ranch Real Estate

Ladera Ranch real estate, including Ladera Ranch homes and Ladera Ranch condos, is some of the most sought after property in all of Orange County and offers some of the newest homes and condos for sale. This master-planned community located East of Interstate 5 off Crown Valley Parkway is spread amongst nine unique villages each with various builder tracts surrounded by parks, pools, trails, brand new schools, and shopping centers.  Being a master-planned community, Ladera Ranch has homeowners association (HOA) dues that run approximately $200 per month.  Ladera Ranch condos and the gated Covenant Hills community include an additional HOA.  Ladera Ranch also has mello-roos tax being a newer development, resulting in the average property tax running 1.5-1.7%.  These additional costs should be valued into how much purchase power you have in Ladera and the value you place on the community amenities and lifestyle opportunities that they create. 

 

Ladera Ranch Homes 
 

Ladera Ranch homes built in the late 1990s and early 2000s range from small starter homes with 3 bedrooms from the low $400,000s, to large tract homes on the hillsides, to custom homes in the guard gated Covenant Hills community from $2 million.
Ladera Ranch Condos
 

Ladera Ranch condos built during the late 1990s and early 2000s range from small one bedroom units from the high $100,000s to large 3 bedroom properties up to 1800 square feet from the mid $300,000s with front porch entry promoting community.
Ladera Ranch Rentals
 

Ladera Ranch rentals are in high demand and range from small condos starting from $1800 per month to more than $5000 for a large estate.  Ladera Ranch also has six apartment complexes, three being for seniors, ranging from $1400 per month for a one bedroom up to $2500 per month for 3 bedrooms. 

 

Ladera Ranch Villages

Ladera Ranch has nine neighborhoods, which are better known as villages, all with their own uniqueness but creatively linked together.  Each village is comprised of both home and condo subdivisions and offer a variety of housing options in terms of price, square footage, bedrooms, bathrooms, and floor plans.  Each village of Ladera Ranch also features parks, pools, and some have shopping centers and schools as well.  Covenant Hills is the only guard gated village in Ladera Ranch and features some of the largest homes in Ladera Ranch built on the southern most hillsides and the only custom homes and lots.

Avendale Village

 
Avendale Village consists of thirteen neighborhoods of condos and homes, Avendale Village Clubhouse with pool and tennis, Founders Park where kids sporting events and annual July 4th fireworks occur, an elementary and middle school, and a public library
Bridgepark District


Ladera Ranch’s Bridgepark District real estate consists of two neighborhoods right behind the Bridgepark Plaza shopping center featuring Albertsons, CVS stores, coffee shops, and restaurants
Covenant Hills


Covenant Hills real estate consists of fifteen neighborhoods of condos, single family homes, and custom homes in this guard gated community built on the southeast hillsides. This is the most expensive village with the largest lots and homes
 Echo Ridge

 
Echo Ridge real estate consists of seven neighborhoods of condos and single family homes in the rolling hills just to the west of Avendale Village. Many properties have canyon, hillside, city light or sunset views nestled above the neighborhoods below.
Flintridge Village 


Ladera Ranch’s Flintridge Village real estate consists of eight neighborhoods of all single family homes in the private rolling tree lined hills. Flintridge Village also features the Flintridge Village Clubhouse with pool and tennis courts.
Oak Knoll Village


Oak Knoll Village consists of eleven neighborhoods of condos and single family homes and is the only village to the north of Crown Valley Parkway. Oak Knoll Village features its own clubhouse with two pools and was the first development in Ladera Ranch. 
 Terramor Village

 
Ladera Ranch’s Terramor Village consists of twelve neighborhoods of condos and single family homes in a tranquil setting against the southwest hillsides. Terramor Village is also home to the popular Ladera Ranch water park and skate park.
Township District


The Township District consists of three neighborhoods of condos and single family homes within walking distance of two great shopping centers featuring groceries, shops, restaurants, and entertainment.  The Town Green hosts many annual events. 
Wycliffe District


The Wycliffe District is composed of four neighborhoods of condos and single family starter homes surrounded by rolling hills, two parks, and a community pool.  This neighborhood features great small starter condos and homes.
